LMR & affordable Housing in Drummoyne

With the up to 30% infill affordable building bonus “Medium Rise” can become up to 7 or possibly 8 storeys which then becomes “High Rise”

Drummoyne has been designated a “Town Centre” under the NSW LMR reforms.

Base allowances

LMR allows for significantly higher buildings to be built right across the suburb and overrides many local planning controls.

Affordable Housing Bonus

Developers can receive and extra 30% in height and Floor Space Ratio (FSR) if they include 15% so-called “Affordable Housing” in their proposal – to view the SEPP legislation regarding affordable housing click here

The affordable housing component is only for rental purposes. It is managed by a registered Community Housing Provider and only lasts for 15 years. After that period, the units can be rented at full market value or sold, meaning the benefit is temporary and not a permanent community asset.

The 15% affordable housing component is unlikely to assist essential workers, as rents remain high (even after a 20% discount to “market rent”) and many do not even qualify under the Ministerial Guideline.

What about additional Infrastructure?

These density increases are not tied to new infrastructure, despite Drummoyne’s existing pressure on roads, transport, sewerage, day care, schools, social services, open space and community facilities.
